Cianbro constructed a six-story, 104,551-square-foot, 135-guest-room hotel, which includes a first-floor restaurant and bar, and a rooftop bar overlooking Casco Bay. The hotel is composed entirely of high-end materials and finishes including millwork, flooring, furnishings, HVAC, lighting and brick exterior with decorative black-framed glazing.
The hotel is nestled on the corner of two major streets in a historic section of downtown Portland, and the site was constricted to an 18-foot surrounding work area. To overcome the logistically challenging site with limited access, minimal laydown area, and vehicle and pedestrian control, the project team used Lean construction techniques. Examples of the techniques implemented included daily worksite huddles, just-in-time deliveries, weekly pull planning to optimize trade partner sequencing and efficiency, and the use of “Nothing Hits the Floor” to aid in material management, productivity, site cleanliness, and a safe work environment.
